Guidance isn't enough. Why are we asking nicely? Developments must reflect and deliver against SMART measures of congestion reduction, energy efficiency, flexible working, water retention, water saving, real commitment to reuse and recycling. Products and packaging that can not be recycled should not be allowed, not simply dumped into landfill or shipped elsewhere. Do not build on flood plains. Do not allow composite decking. How will the needs for water be addressed in new developments. How low is the water table now? What is being done to re-dress? How are we encouraging less congestion less travel and flexible working. Rainwater must be captured and conserved, heating must be done by air and ground heat pumps, insulation must be done properly, not given lip service ....garages will help keep cars off the street but cars must be able to fit in them...
