Land includes two public rights of way, brook at bottom of land floods, it is listed as flood site.
Opposite there are Grade1 and Grade2 listed thatch cottages and Grade2 listed dovecote.
The lane alongside land is very narrow, only room for one car to pass with high hedges either side, sharp corners on each bend, line of sight at the corners is restricted.
New houses would block view of the listed cottages when entering the hamlet
View from houses to north/south of land would change from open countryside to urban which is not in keeping with the hamlet
