There should be significant buffering between new housing developments and existing settlements. Provision should be made for existing villagers who do not want to be surrounded by urbanisation for financial compensation in the event the site be chosen (loss in value to homes, noise and traffic of construction workers, loss of rural living etc ), Buy out clauses at 140% of market value for all homes and option for land to be bought from the residents to form part of the buffer or even add to the buffer size at building land value.
