Development is on former LSA land, the character of the locality has been defined by no substantial developments historically. There is inadequate infrastructure to support this volume of houses and vehicular use. The current road network of Rookery Road and The Lane would not cope with such an increase in vehicular use.

If this development is allowed to proceed it would set a precedent for other land owners in the road to develop their plots thereby seriously undermining the character and purpose of the land in the area.
