Inappropriate use of agricultural land. The development will have an impact on the properties and land in Rookery Road, which largely accord with the LSA use and applicable planning policies.

The development is not self sufficient, there will be pressure on local facilities most of which are not within BBC's area. Increased use of The Lane for access will put pressure on local road networks.
