Its open countryside goes against Borough Council policy. Its grade 2 farmland - against government policy.

Really concerned about access, as the land adjoins a single track road.

Damaging to the views and setting of listed building opposite and nearby.

It would be a small development in a hamlet of houses mainly road facing and not in character of hamlet - it would make it more urban.

It has two rights of way and floods and the bottom.

The view looking up from Duloe Butts to listed thatched cottage should be protected.

Will dobule the size of the hamlet.
