Representation Summary:

2.2. The site is located to the east of Hookhams Lane in Salph End, Renhold, adjacent to the Settlement Policy Area.

2.3. The site comprises of no. 74 Hookhams Lane, and the land to the rear comprising paddock land and fields not presently in active use. The southern section is open improved grassland, while to the north lies open land that is not maintained and has turned to scrub. There are clusters of small self-set trees in the core with larger mature trees found on the periphery of the site. The land gently slopes north to south, with surface water draining into the Ravensden Brook via a linked field drain
2.4. A field access track runs through the centre of the site providing access to a small complex of agricultural buildings on the neighbouring land. A private right of way exists and will be retained. The land and dwelling falls within a single ownership.

2.5. The site adjoins the urban area and is within walking distance of a range of services and facilities including a high frequency bus service to Bedford.

2.6. The Heritage England Map identifies that there are no heritage assets on or near to the site.

2.7. The site is within Flood Zone 1 and is therefore considered to be at low risk of flooding.

2.8. The site is presently accessed off Hookhams Lane. The existing dwelling benefits from a private driveway access point and cross over, as well as the field access also having a separate access and crossover. The proposal includes the provision of a new access to adoptable standards facilitated by the demolition of no.74.
