With the absence of strong local media the intentions are not well reported. Changes to the planning framework are leading to poorer quality homes and for example have resulted in inappropriate conversion of commercial buildings to residential use. Thus the national transit is not towards quality new homes. The development of peripheral areas around towns and the loss of brownfield sites without commensurate provision for existing communities is leading to a loss of outside amenity. Greater flexibility for local communities is needed as well as a stronger voice for example where there is only one tier of local authority.

I do not believe that the ambition for a million new homes can be achieved in a way which is consistent with "embedding natural capital thinking". This is a completely arbitrary figure and not to be taken seriously.

The additional housing must be accompanied by the necessary infrastructure: roads, transport, school places, health services and leisure and entertainment. Also a realistic assessment of the predicted additional jobs that will attract people to live in the local area. Otherwise the extra housing will become an unnecessary drain on local services and amenities without adding to the quality of life for both existing and new residents.

Stop being naive. Building homes, communities, better, LOCAL, infrastructure to service them and connect them with places people need to travel to makes sense. However, the disproportionate number of properties being put forward for our beautiful, rural and historically significant region is unacceptable. We need our elected representatives to push back - not just roll over. Smaller elements of the ARC make sense, but we have to be intentional, sustainable, engaging and intelligent about what is needed. We must not concrete over North Beds because the other regions had the brains, the foresight and cared enough to say no today.

The Oxford-Cambridge Arc identifies a delivery period of 2050. Bedford Borough Council consider that the draft Local Plan aligns with the Arc in terms of growth and infrastructure, though the two are currently misaligned in terms of timescales. It may be feasible, for example, for a dispersal development strategy to be applied which would align better with the timescales identified within the current draft Local Plan, and therefore accord with policies 22 and 221 of the NPPF. However, large urban extensions and new settlements may need to look beyond 2050, and this would align better with the Arc.

The Oxford Cambridge Arc is not sustainable development and should be scrapped. 1M new houses is an outrageous proposition - especially when there are 1M unbuilt houses in the country that already have planning permission. The focus should be on getting these built before any new applications are approved.

"lead Ministers recognise the existing qualities of the location". This is an important statement. The key is "existing qualities"; removing those qualities (a character change for the area, e.g. excessive housing which removes the 'space to breathe' that high density areas currently enjoy) removes those qualities and therefore the advantages of the area.

Because of the way that the council have recently represented their interests in another consultation (East West Rail), I find it difficult to see where the evidence for the Ox-Cam arc benefits will come to bear. This scale of this kind of developement has not been carried out previously and it is easy to say that there should be a significant swell of higher quality of jobs for the area and hence the improportionatly large demand on Bedford Borough when compared to other regions in the country. Housing won't be cheaper, so where will the people come from ?
