The proposed Dennybrook development is flawed on so many levels.
Environmentally it will bring chaos to small local lanes which in many cases cannot be widened without major impacts on local residents & wildlife.
The overall infrastructure is already inadequate with no mains sewerage, inconsistent electrical supply, very poor broadband & mobile phone connectivity.
The development would make St.Neots a much busier centre, to the detriment of Bedford town.
The rural nature of the site would encourage car usage, which is completely to opposite of government policy.
There are much better sites which apparently for political reasons have been ignored.

Evidence base too difficult to understand.
Information was hidden, for example in transport models there was reference to development west of Wyboston of 10,000+ houses not the 2500 houses proposed in the options. This is unacceptable and not clear and transparent.
Not site 977 this is not a settlement this is a town and we are not being consulted on a town.
Not all of site 455. Only house and farmyard not associated land.
Not site 3420 added later than deadline. Not in keeping with character of village. Would obscure view of village and grade 2 listed thatched cottage.

A great deal of misinformation has been spread regarding the local plan. The Borough Council should, in its response, clarify and correct these misunderstandings or inaccurate reports. In many cases the responses are well-intentioned.
We should also seek alliances with parish councils to explain the issues with the standard method but also challenge the current and proposed planning systems.
The amount of work put into developing a local plan is huge and should be recognised. At a time of huge strain on local taxpayers and council resources – not just a result of the pandemic and Covid but the ongoing massive cuts made far worse since 2015 – the delivery and protection of a five-year land supply and the upholding of planning decisions should be commended and all planning officers thanked for their work in developing and upholding such a comprehensive current and future plan.
