SEMLEP is supportive of Bedford’s approach to commercial premises, which takes account of planned enhanced east-west connectivity across the Arc, and its likely positive impact upon knowledge-intensive jobs growth in the Bedford area (which could include spillovers from the Cambridge Life Sciences cluster, given the increased Government and Arc Universities’ focus upon this, and as Bedford already contains firms which specialise in diagnostics). SEMLEP's LIS and Economic Recovery Strategy both emphasise the importance of ensuring there are appropriate commercial premises for local businesses looking to scale up, and of helping further support the commercialisation of innovative ideas in the area.

O&H Land supports the Council's approach to the creation of new business parks and confirms that their freehold land at CP Farm (BBC Site ID: 1050) is available and at 48 hectares (gross site area) could deliver the 30 ha of developable land as well as meeting environmental policy requirements such as on-site contribution to the Forest of Marston Vale as well as environmental net gain.

There appears to be an error:
Para 6.6 says that 171ha are needed, less the existing allocated of 48ha = 123ha to be allocated in the plan. Para 6.8 says this will be done with 3 business parks at 30ha each (=90ha) + 63ha on smaller sites, i.e. a total of 153ha. So it should either be 2 business parks + 63ha of small sites or 3 business parks +33ha of smaller sites?

Para 6.8 – SUPPORT
CPRE Bedfordshire has expressed huge concern about the over-development of land hungry
warehousing in Bedford, which has contributed very little to local job opportunities and blighted many residential areas, particularly when located in close proximity to locations where new large scale new housing has been developed. We welcome the recognition in this draft plan that new allocations for large-scale warehousing are not appropriate and that the employment strategy should focus on enabling higher skilled job opportunities in the Borough.
