The proposal for the 120 houses would in effect form a small village around the farm without the necessary infrastructure for a new village - i.e. shop, school, etc. It is also not sustainable due to the lack of transport options other than cycling, due to the lack of footway pushing parents into driving children to the nearby settlements for school.
It would also severely limit the long term viability of the farm, by removing options for expansion / diversification.
