The size of this development will bridge the natural gap between Wilstead and Cotton End coalescing the two villages. Its size will bring vast increase in traffic along Cotton End Road in Wilstead which is a residential road, leading to disruption and safety hazards.

Would destroy village characteristic of Cotton End. Concern that too much additional traffic on A600 heading into Bedford would have adverse effect on Shortstown. Already congestion issues with traffic heading into Bedford from south of A421. Poor access to public transport, especially rail, without use of private motor vehicle to reach station.
