This proposal would fundamentally destroy the rural character of the parish with such a huge development. It would create substantial traffic challenges for residents. I also note that protected species have been recorded on the site suggesting that the environmental cost would outweigh the benefit of development.

This site comprises 7.22 hectares to the west of Box End, Kempston and has been put forward as a housing allocation for 120 dwellings. The site is located adjacent to the existing settlement and is not isolated, there are two existing access points into the site from the north and east. The site is classified as Grade 3 Agricultural land but is not used for agricultural purposes and comprises pastureland. The site could come forward for residential development within 5-10 years of the emerging Local Plan being adopted and is in a sustainable and suitable location for development.

This is over-development for the village/hamlet of Box End, it will more than double the number of houses in the village and with only one exit from the site onto West End Road will cause extreme traffic problems.
