Site is far to big for the infrastructure of the Village, especially Cotton End Road. Access to this site is extremely narrow and on a bend in the road. Several proposed sites have to be accessed from Cotton End Road which will not cope with hundreds off extra vehicles per day. Housing developments are already progressing in areas surrounding Wilstead, at Wixams, Shortstown and Cardington. The newly created Wixams development has plenty of scope to expand further. Creating brand new villages and towns doesn't then effect existing communities, as people moving there will know what to expect.

Oppose further housing development that will increase traffic flow along Cotton End Road.
Road is already too busy, too fast and becoming dangerous in the absence of average speed cameras.
Any further development should be on the periphery of the village.

Filling in large areas of countryside within the parish would change the whole nature of the village. Many, if not the majority of, people come to live in Wilstead because of the amenity offered by green spaces within the village as they no longer wish to live in urban areas covered by concrete.

I object to this site being included in BBC’s 2040 Local Plan for the following reasons:
• Planning has already been refused on this particular site.
• Development of this site will create a major traffic problem in the village. There are already 70 new homes at the rear of Whitworth Way and the additional traffic joining Cotton End Road, opposite a layby where children are picked up and dropped off by school buses, will be even more hazardous than it is at the moment. The proposed entrance to the site is on a blind bend, near to the school and the village post office. It is difficult enough now to exit safely by car onto Cotton End Road from Dines Close. I can only imagine the traffic chaos a further new development of a possible 65 dwellings would bring to Cotton End Road.
• Cotton End Road is already used as a ‘rat run’ to the A600 from Wixams with vehicles speeding through the village. If the proposed Central Beds development goes ahead south of Wixams, then Cotton End Road will inevitably be used more for this purpose and become even more dangerous than it is now.
• In this area we are lucky enough to have wide variety of mammals and birds including hares, deer and bats whose habitat will be threatened by this development. I mention, in particular, barn owls, which we see every evening and are known to nest in the barns at Village Farm.
• The site is close to a flood plain. The existing drainage ditches cannot cope now never mind the additional strain any new development would put on the current drainage. With insurers becoming more reluctant to insure houses liable to flooding and charging exorbitant premiums, would these new houses sell?
• The proposed development (more or less in the centre of the village) will not be in keeping with the character and history of the village. It is important to maintain Wilstead’s own unique identity.
• Wilstead’s current infrastructure cannot cope with more development.
• Development in Wixams is still on-going, Therefore Wilstead does not need more housing estates.

Objection to Site 1473 Land to the rear of no.85 Cotton End Road, Wilstead, Bedford MK45 3DP.
I object to this site being included in the 2040 Local Plan for the following reasons:
• Any proposed development on this site will create a major traffic problem in the village. The site entrance onto Cotton End Road is in a very dangerous location. It is very close to the junction with Whitworth Way, with a blind bend to the East, the Village School and the Post Office/General store to the West. It is also the area where school buses pick-up and drop-off and is extremely dangerous for children crossing the road at peak times. This stretch of road has been the site of several serious traffic accidents and has serious parking issues particularly at school times. If this were not bad enough the current issues along this stretch of road have been compounded by additional traffic due to the recent ’Pastures’ development of 70 homes to the rear Whitworth Way and now used as a regular ‘rat run’ linking Wixams to the A600.
• The proposed site is close to a flood plain. The existing ditches and land drains are unable to cope now let alone with the additional strain of any new developments.
• A wide variety of mammals and bird habitats will be threatened by this development including Hares, Deer and Bats. Barn Owls which are seen most evenings and are known to nest in the barns at Village Farm.
