The Council notes that all existing policies in Local Plan 2030 will continue and be included in Local Plan 2040. In particular the Council stresses the need for LP Policy 99 (Loss of existing Sports and Community facilities) and Policies AD 41 Urban Area Boundary, AD 42 Local Gap and AD43 Urban Open Spaces and Gaps relating the definitions and protection of the Urban Gap to be included in the new plan with no change.

Great Denham has been marketed by developers to appeal to commuters, whether by car or rail, and so the provision of congestion free, affordable transport options are necessary if any of the proposed options is to be adopted.

The Council would ask that the learning from the developments at Great Denham and Land West of Kempston are included in an updated Parking Standards for Sustainable Communities SPD2104. The impact of behind-housing courtyard parking on both on-street parking congestion, anti-social behaviour and crime has been felt in Great Denham due to the current design of parking arrangements.
