No direct vehicle access. Poor vehicle access from narrow track from corner of Silver St. Any development would block Village Open Space and Views from adjacent designated land along High St.

Only part of this land is required to support development of 500 houses allocated to Great Barford in the LP2030 that will continue in to LP2040. Land adjacent to site 767 would be appropriate to expand the village with minimal adverse effects from additional traffic flow through the village, minimal flood risk, visual intrusion could be reduced by the gently rolling slopes to hide rooflines. Opportunity to have several well separated access points along Bedford Rd, and provide a "gateway" into the village.

Development would result in intensification of vehicle movements along a stretch of Roxton Rd that is immediately opposite a recent development for 77 houses, creating a potential hazard.

Any development to east of main village would increase traffic on already congested High St. Low lying land is potentially at risk of flooding from both brook and river. Site has poor connectivity to main village and would result in long walking distances. Access point is in national speed limit zone and unsuitable to feed a large residential development.

Poor access on to narrow road. Development would generate traffic that would intensify use of extremely bad visibility junction to High St. Junction to Roxton Rd is better, but still poor geometry.
