Development would impact upon the grade 2 thatched cottage opposite the site. The thatched cottage is visible as you enter Duloe from the south - it is a landmark, any development would obscure the view of this landmark.

Changes to the highway (widening for example) through Duloe would change its character - urbanise it.

The bus through Duloe was on a Thursday only - one pick up and one drop off.

The character of development in Duloe is individual houses, road facing. Site 3420 propose an estate like development which not be in keeping with the character of the hamlet.
