The site is located within the parish of Wootton but not within the settlement policy area for the village. The site could provide the opportunity to be developed for 40-50 dwellings with access achieved from Bedford Road to the south. In terms of physical constaints, 157 Bedford Road is Grade II Listed.
The site could present a suitable and sustainable extension to the north of Wootton and could be developed within 5-10 years.
