Development would coalescence with St Neots. Primary urban area would be St Neots, which would not plan services for it.

Access to Bedford to benefit from boroughs Vision would increase carbon footprint of site.

Residents would be second class citizens in borough - not benefiting from St Neots or Bedford.

Access to EWR be through St Neots.

Noise/pollution from A1 immediately next to it detrimental to quality of life.

View from Duloe, as sun rises, towards St Neots and its treeline over site, would be lost, it is a valued view to those who live in Duloe.
