Object. The town has a wealth of town centre premises/sites that could be redeveloped and such new development could be the catalyst for this, to the benefit of the town centre and communities overall. The sequential test must be applied thoroughly. Out of town formats have been adapted to work successfully in towns, for example Ikea in Southampton. Para 5.14 provides a justification to developers for further out of centre development which would be to the detriment of the town centre and sustainability overall; as such it must be removed.
