The proposed Dennybrook development is flawed on so many levels.
Environmentally it will bring chaos to small local lanes which in many cases cannot be widened without major impacts on local residents & wildlife.
The overall infrastructure is already inadequate with no mains sewerage, inconsistent electrical supply, very poor broadband & mobile phone connectivity.
The development would make St.Neots a much busier centre, to the detriment of Bedford town.
The rural nature of the site would encourage car usage, which is completely to opposite of government policy.
There are much better sites which apparently for political reasons have been ignored.

I was on the committee and it seems to be a distraction to create a Neighbourhood plan when the proposal for major devastating developments are being forced upon us!

Plus mitigation for the loss of rural character is not something any neighbourhood plan can provide…..proportionate development is the only option to maintain character.

Paragraph 1.49 notes that the Council will not expect NP’s to allocate strategic scale sites and this will be done in the Borough Local Plan. A definition of a ‘strategic site’ is not provided.

There are a number of Parish’s (Biddenham, Bromham, Renhold etc.) where the Parish boundaries adjoin or there is land within the Parish which is also incorporated within the Bedford Urban Area boundary. In these cases it is right that the Borough makes allocations in the Borough Plan and not simply await NP preparation. Such allocations will be required in accordance with the Local Plan Strategy (Chapter 3 of the consultation document).

Such allocations may be of strategic scale but there are also opportunities for smaller scale allocations (such as our clients land in Biddenham – Site 808) this should also be allocated as part of the Borough Plan where within or adjoining the Bedford Urban Area as opposed to awaiting NP preparation.
