Proposed planning - New Town at Wyboston

Site 1354, 977, 661, 281 These proposals comprise the new town - Dennybrook a town the area of St Noets and the proposal of 10,000 plus new houses. This will swamp the current village of Wyboston. These proposed houses will cause considerable traffic problems on the edge of Wyboston jamming the connections to the A1 and A421 exacerbated by the planned changes to the Blackcat roundabout. This number of new dwellings will put a real burden on GP and Dentist services, even though the developers statement outlines new health facilities being part of the development. Often these new services to not get delivered, being a cost against the development or if delivered are delayed until the end of the development thus imposing considerable strain upon the existing services.
This massive proposed development is out of all scale the the surrounding small villages.

Site 1374. This is located within the LSA area of Wyboston. This area has been protected by planning against any new development. The site is on the edge of Rookery and Northfield Roads and lacks all major services i.e water, electricity and sewage. These services would require to be installed from new. Access to the site would have to be a new road cut into Rookery Road. Access from Northfield Road would not be allowed as this is a private road. With access only from Rookery Road will considerably add to traffic along Rookery Road.
