The area outlined has flooded , as recently as 23 .12 . 2020 . resulting in road closures and sewage flowing in the street.
Access points are of limited visibilty from the hill [N] and bends [N & S]
Traffic levels and speeding are issues on Rushden Rd, with speed indicators showing high levels of speed infringements, even approaching the school, from vehicles travelling too fast downhill from Rushden.
Railway traffic and works are a constant annoyance, already to residents.

This Site is undeveloped agricultural land,most is designated as flood zone 3 and 2 and floods on a regular basis. Any additional housing on this site will compound the existing problem of flooding and sewage overspill. During the flooding in Dec 2020 Road was closed along the entirety of the site for 24hrs
The site adjoins an operational railway compound which is used 24/7
Road is very busy at school drop off and pick up times make the road difficult to pass solid line of parked cars The site will be difficult and dangerous to enter/exit.

Concerned about the volume of dwellings in relation to the village size and for potential flooding. This side of the road being lower, can flood and was flooded in December 2020. The railway traffic and works also give neighbouring houses constant annoyance with vehicles in and out of this access and route.

1. This field fronts Rushden Road and is in close proximity to the village school which is already busy at drop off and pick up times for school
2. As already noted this area contains protected species
3. As already noted the site and adjacent road are liable to flooding
4. The village has had substantial housing development and the road infrastructure and access to the A6 is struggling to cope
