POLICY EMP6 Business Park, Land at Water End and St Neots Road

I have grave concerns with regards to this proposed development for the following reasons -

1. The size and scale of the development at the end of a rural village is so out of character with the landscape, it would effectively take away the disti nctiveness of Renhold village. Visually, it would be horrendous and would turn a small green village location into a massive sprawling landscape of grey, stark warehouses and office type styled buildings which are un­imaginable to even contemplate. By allowing such a huge development to go ahead you would be signalling that you have no regard for rural life, the rural landscape and the wishes of those who have chosen to live this way of life.
2. How can it possibly make any logical sense to build such a huge development at the end of a village road whereby the council are fully aware that the village has, and still suffers with speeding traffic and cars using our village as a form of rat-run because the other road leading down into Bedford is jam packed with traffic. How on earth can you possibly make a congested area even more congested. That just doesn't make any sense whatsoever.
3. Why has this scheme even been suggested. Please can someone explain why 1t is felt the park is so appropriate to be positioned at the end of a quiet village?
4. Even though they are separate matters, it does however beg the question as to why you would be happy to see development next to the by-pass, but in terms of EWR it was ruled out. How can it be to allow a site which would create massive congestion due to the levels of traffic, but that you would not even consider to appropriately align the EWR rail route along the by-pass instead?
5. In a sustainable world, this new proposed development does not allow for accessible alternative modes of transport.
6. Do we really want to give up more agricultural land for development which is considered to be one of the best and most versatile land It is surely unacceptable to allow this to go
ahead.
7. Considering the government has made a decision not to create the Oxford to Cambridge Arc, why now would our council be considering to create such a scheme at the end of a rural village. It just doesn't make any sense.


Please do take my concerns very seriously and consider the dire consequences should this huge scale development be allowed to proceed.
