A suitable brownfield site, comprising poorer grade 3 agricultural land and therefore within the Government guidelines for development. The area does not flood as there are no major watercourses and it is distinct from other settlements so there would be no detrimental impact or loss of identity for existing settlements. A new settlement here could pave the way for improvements to the A6 via infrastructure funding. Resolving the A6 issue would provide an efficient means of accessing the proposed EWR station in Bedford.
