I would support this with caution, if the Garden Community were to be sustainable and meet the aims it sets out in it's masterplan that would be something to celebrate. If it takes the pressure of building new houses in historical villages all the better. As previous resident off Welwyn Garden City I would endorse this kind of planning. As the South of Bedford has had Wixams I can see the fairness of a establishing a similar community in North Bedfordshire.

A suitable brownfield site, comprising poorer grade 3 agricultural land and therefore within the Government guidelines for development. The area does not flood as there are no major watercourses and it is distinct from other settlements so there would be no detrimental impact or loss of identity for existing settlements. Resolving the A6 issue would provide an efficient means of accessing the proposed EWR station in Bedford.

Residents of north Bedford must be able to access new Bedford EWR hub,

Colworth was preferred choice previously and A6/Manton Lane was not an issue then - why suddenly now?
