Site Assessment Pro Formas

Respondent: Mrs Anne Cattanach

Representation Summary:

This land is adjacent to the nationally significant and historic ‘Land settlement association’ sites and will therefore lose its identity. It is currently grade 2 agricultural land and access roads are not suitable for increased traffic, particularly construction vehicles. Whilst it is close to the A421, there is no real proximity to a railway station, either current or proposed therefore more cars to access places of work. Any idea of inhabitants walking or cycling to walk is naive at best. The local school will not cope with a major influx of pupils.

Representation Summary:

This is part of the historic land settlement association site at Wyboston. Development here is against borough and national policy, particularly as some of the land is actually one of the small holdings. Rookery road would not sustain additional traffic. There are no amenities in the village. A frankly ridiculous proposal

Representation Summary:

This site is immediately adjacent to a significant settlement. The size of development is in keeping with the size of the existing settlement.
Existing small fields/paddocks between the site and existing dwellings would mitigate disruption to existing residents.

Respondent: Mr Will Eason

Representation Summary:

Development is on former LSA land, the character of the locality has been defined by no substantial developments historically. There is inadequate infrastructure to support this volume of houses and vehicular use. The current road network of Rookery Road and The Lane would not cope with such an increase in vehicular use.

If this development is allowed to proceed it would set a precedent for other land owners in the road to develop their plots thereby seriously undermining the character and purpose of the land in the area.
