This speaks of working with the community, but considering we are the ones who will be left dealing with the devastated landscape, the truth is that nobody is listening to the community.

Development within 2040 plan should focus on urban based growth (Bedford) and rail based growth to the south of Bedford and dispersed growth.
Development in 2040 plan should focus on immediate housing need.
When arc vision published, future local plans should plan for development in line with Oxford-Cambridge Arc, to ensure development is in the right place and not speculatively planned, therefore no large new developments above 2500 houses at this time.

Strategic planning is always useful for long term development but it must be responsive to the actual circumstances that prevail at any given point in time. This is particularly true where public and private investment is involved.

In agreement with my parish council, do not agree with extensive housing development in the Oxford-Cambrdige Arc. Agree that much of it will be rural which I also believe should be retained.

we do not agree that there should be extensive new housing development in the Oxford Cambridge arc. Much of it is rural and with productive agricultural land which we believe should be retained. We believe that any large scale allocations over 2,500 homes should not be permitted until the Oxford Cambridge arc has developed its spatial strategy.

Why does there need to be such huge new housing development in the Oxford Cambridge arc? Much of the land is rural and productive agricultural land which should be kept as such - once it has been lost, it is gone forever.
Any large scale allocations over 2,500 homes should not be agreed until the Oxford Cambridge arc has developed its spatial strategy.

The Oxford Cambridge Arc is made up of rural and high quality agricultural land and this should be retained. As we move forward toward zero carbon emissions we should look to he future for national self sustainability in food production and utilise this premium farmland. I do not agree that there should be extensive new housing development in the Oxford Cambridge arc.
Any large scale allocations over 2,500 homes should not be permitted until the Oxford Cambridge arc has developed its spatial strategy and taken into account 'the need to feed'.

The Oxford-Cambridge Arc identifies a delivery period of 2050. Bedford Borough Council consider that the draft Local Plan aligns with the Arc in terms of growth and infrastructure, though the two are currently misaligned in terms of timescales. It may be feasible, for example, for a dispersal development strategy to be applied which would align better with the timescales identified within the current draft Local Plan, and therefore accord with policies 22 and 221 of the NPPF. However, large urban extensions and new settlements may need to look beyond 2050, and this would align better with the Arc.

This is somewhat counterproductive: it's develop an area (the whole arc) which is already developed (a thousand years of culture creating ground to farm and space for 'thinkers' to think) into something else (another urban sprawl). There are significant areas of the UK which need this kind of investment and this isn't one. Providing a blueprint for the space to be developed creates the means to remove the environment which allows the area to be productive.

I do not agree that there should be extensive new housing development in the Oxford Cambridge arc. Much of it is rural with productive agricultural land which I believe should be retained for its food production and amenity values. I believe that any large scale allocations over 2,500 homes should not be permitted until the Oxford Cambridge arc has developed its spatial strategy. Furthermore I believe the vast housing developments already built around Bedford contribute to increased flooding and that the recent Covid lockdowns show how important for the nation's mental health access to open spaces is.
