People moved to them because they are small and quiet and you are destroying that with no consideration to the local communities. Build the houses around the new stations, or build completely new developments on brown sites. Stop destroying what makes the local areas nice. My village has doubled in size since I moved in, it is no longer small, close knit or friendly and suffers a lot of crime now. And stop building on fields!

The emerged options depend too heavily on the developments of new settlements especially Dennybrook which is proposed to be built on high grade agricultural land and reduce the capacity for food production in this area. The high dependence on new settlements can hinder and delay the new housing numbers needed and is a risky strategy. The location Dennybrook is on the extremities of the Borough and would benefit St Neots and not Bedford town centre . Bedford town centre is in desperate need of rejuvenation, Dennybrook would deprive the Bedford the opportunity of this happening.

Proximity to Bedford gives the best opportunity for the regeneration of Bedford centre as a workplace and for leisure and retail.
New settlements at Wyboston and Little Barford have excellent north/south access, as well as to the A421 for Milton Keynes and 428 for Cambridge.

I believe no additional houses should be built adjoining an urban area as I believe Bedford is already too large. I believe the additional houses should be built along the A6 corridor, so that this road is allocated it’s fair share of residential development. Unfortunately, none of the options provided show development targeted at the A6. For those options which include a choice of 2 new developments from the four suggested sites I believe Colmworth and Twinwoods should be selected. Considering the available options, I believe options 1a, 1b and 7 can be discounted as they do not fulfill the objective. I believe the best option is option 5 and the worst is option 2d. Placing the options in order from best to worst :- option 5, option 6, option 4, option 3a, option 3b, option 3c,option 2a, option 2b, option 2c, option 2d.

I write in response to the pamphlet delivered to my home a month or so ago.
Having read the document and reviewed the 4 plans presented, option 2C is most definitely the preferred option. There are a couple of reasons in my opinion that makes this the perfect option.
Firstly, I believe existing village boundary lines must be maintained and not altered in order to accommodate opportunistic development. It is extremely likely that residents will have moved to a village either because of its charm or its defined size and structure and also its social environment. To ruin this with commercially driven development is always going to be to the detriment of some, or perhaps many, residents and must not be allowed. Bedford’s recognised commitment to preserving village life should be retained even though times and council employees change as the years progress. Clearly in-filling will always occur but with the council’s careful management and building approval process this has not in my experience, ever caused an issue.
Following on from the necessity to retain villages within their current boundaries and not allow overspill that allow neighbouring village to “creep” together what really makes clear sense is the building of new developments such as those identified as Wyboston and Little Barford. With the potential to fulfil all future housing requirements way beyond 2040 it is an environment where new resident have the knowledge that they are moving into an area where development will continue and therefore have no expectations that the area will never change.

Respondent: Thurleigh Parish Council

Representation Summary:

Thurleigh Parish Council’s preference is for development alongside the A421 corridor as they already have the appropriate transport links between the A1 & M1 which also fits in with the Cambs/Oxford arc proposals.
The Parish Council supports option 2a which allows for road & rail infrastructure, and also allows growth with limited impact to Thurleigh and North Beds generally.
Should the Borough Council decide on options 2b-d with one/two new settlements then the Parish Council has concerns that Thurleigh would be used as an even bigger rat run than it currently is between the A6 and A1.
Following the recent adoption of the Thurleigh NDP one of the biggest concerns residents had was traffic, both volume and speed, and any new settlement will simply increase both.
It is noted that AECOM Bedford Borough Transport Model New Settlement West of Wyboston document point 2.5.2 mentions
A6-A1 Link Improvements to the route from the A6 to Eaton Socon through Thurleigh and Bolnhurst
However table 2.6 showing the proposed mitigations do not cover Bolnhurst and advise that only the junction of Milton Road/Mill Hill and Mill Road should be amended. What they fail to take into account is that if cars travel that way- we assume to the A421 and onwards towards Black Cat- they can’t access the A421 junction through Renhold due to traffic regulations between 7.30am and 9.30am and 3.30pm to we believe 5.30pm when through traffic is not permitted. This would mean travelling into Bedford, along Wentworth Drive and Norse Road to joining the St Neots Road to the A421 junction thus adding far more milage and time to the journey. They will simply travel, as they do now, through Thurleigh, Bolnhurst and onto Wyboston/Eaton Socon across country.
At present there is no road infrastructure in place to cope with traffic between the A1/A6, and as the Borough Council are aware our roads are already under pressure with no sign of long-term remedial action.
Should the Borough Council be minded implementing any of the options 2b-2d in the Local Plan 2040 Thurleigh would like to see documented within the plan the following mitigations
1. A by-pass of Thurleigh, and if that is not possible the following two mitigations
2. Average Speed cameras installed on the High Street and at Cross End
3. ANPR cameras installed to stop transporter lorries from accessing the village as a cut through from/to the A1/A6

I write on behalf of our client, Mary Delger, in relation to the above consultation which forms part of the Bedford Borough Local Plan Review (Bedford Local Plan 2040). My client’s site, Land at the rear of The Old Forge, 33 Top End, Renhold (Site Reference 766) was submitted as part of the previous ‘Call for Sites’ Consultation in August 2020.

In respect of the options provided within the Draft Local Plan regarding where growth in the Borough should be located, we support Option 2d: Development in and around the urban area, plus A421 transport corridor with rail-based growth parishes, southern parishes, and east parishes, plus one new settlement. This option proposed 1500 dwellings adjoining the urban area and 750 dwellings to the east of the Transport Corridor. Whilst Renhold has not been listed as one of the parishes within this location, it is acknowledged that it is included within the figure provided at Option 2d.

Whilst the figures provided for each of the options are indicative at this stage, given Renhold’s location close proximity to the existing Urban Area (Policy AD41) as per the Allocations and Designations Local Plan 2013 and within the proposed Eastern Parishes area, it is felt the village should be included within an option proposing developing in and around the urban area and could support the Borough in the delivery of the required 25,500 dwellings over the plan period.

Staploe Parish Council believe that the summary leaflet sent round to all houses in the Borough is flawed in that it does not make it sufficiently clear that other options can be selected or proposed, it does not distinguish between Little Barford or Dennybrook and it doesn’t make it clear that the 2,500 homes at Dennybrook would be the first phase of a 10,500 home development. This is a fundamental flaw which we believe undermines the value of the responses to this consultation.
